Nowadays, there is a remote control or an app for almost everything. When it comes time to sell your home, make sure it is easy for buyers to understand all that your home has to offer.

For example, if you have a remote control patio awning, make sure that buyers and their agent can clearly see how it expands and contracts with just the push of a button.

You can display a tasteful “feature map” on the patio with a nicely printed folding panel on heavyweight paper labeled “patio cover control”. Or you can teach your agent how to operate the awning so she can demonstrate it to the open house guests.

If you have a Nest thermostat or other “smart” thermostat, it’s not a bad idea to place another function card near the controller, carefully sticking it to the wall with painter’s tape with the icon on it. the appropriate app so that buyers can see that they can control the thermostat with their phone.

If you don’t already have a smart thermostat, you can install one before you list your home. It’s a very reasonable expense that provides a nice visual and technical upgrade to your home.

Most recent kitchen appliances are equipped with smart functions. Again, feature maps showing device apps and a list of things your devices can do will help shoppers discover features they wouldn’t otherwise notice. This will help them visualize how they could benefit from your high tech options.

If you have nifty kitchen features like pull-out shelves or a lazy Susan, leave the cabinet open, with the shelf / drawer pulled out. Be careful, it must be clean and tidy. Maybe include new pots and pans to be more efficient.

If you’ve installed multi-device charging stations, let buyers know. In this time of planned obsolescence, you probably have one or two older devices, like cell phones or tablets, that aren’t active and aren’t worth much, that you can leave plugged in. This will demonstrate the convenience of your upgrade.

If your front door lock is operated by a combination lock, remote control, or other form of keyless entry, let buyers know.

While their agent should retrieve the key from the safe, you might want to show them that there is an easier and more convenient way to get in once it becomes their home. And remember they can reset all access codes and combinations to give them peace of mind.
